What is Your Commission Structure and Homeowner Costs?

BEACHBALL PROPERTIES has structured its commission and fee system as follows for clarity: 

  • Management Commission: We charge an 18% commission on the base rent of the properties we manage. 

  • Referral Commission: If you, as the owner, refer a renter to us (this includes friends or family), and they book a full-price vacation at your property, we offer a 12% commission on that rental.

  • Annual Linen Program: We do have a yearly cost to owners for our linen program, which is based on bedroom count. This program ensures high-quality, professionally laundered linens are consistently provided for your property. We believe this structure delivers clear value by enhancing guest satisfaction, streamlining housekeeping, and supporting the broad visibility and appeal of your property to potential renters.

What is Your Marketing Strategy?

BEACHBALL PROPERTIES employs a robust marketing strategy that includes:

  • Social Media Presence: We have a strong presence on social media platforms with almost 200,000 followers combined across our profiles and groups. 

  • SEO and Website Tracking: Our website is optimized using SEO techniques, and we diligently track marketing metrics to ensure maximum visibility and secure bookings. 

  • Monthly Newsletters: To keep BEACHBALL PROPERTIES at the forefront of our guests minds, we send out monthly newsletters to past guests. This not only updates them on our offerings but also ensures we are their top choice for their next vacation booking.
What Are Your Cleaning, Inspections and Maintenance Services?
  • Maintenance Included in Commission Rate: 
    • Routine Maintenance: This covers basics like replacing air filters, light bulbs, and batteries. 
    • Minor Repairs: Small repairs, such as fixing a door handle, are also part of our commission rate. 
    • Major In-House Repairs: If BEACHBALL PROPERTIES undertakes a substantial project in terms of labor, time, or materials, the owner will be charged at a fair market rate. 
    • Outside Contractor Repairs: Maintenance work done by external contractors that costs up to $500 is automatically covered without consultation. For tasks exceeding $500, we will typically discuss with the owner unless it is an emergency. These charges will be itemized on the monthly owner statement with detailed descriptions.

  • Specialized Maintenance: We rely on licensed external contractors for appliances, HVAC, electrical, and advanced plumbing needs. Immediate action is taken for critical issues like A/C repairs or refrigerator malfunctions, with the owner being informed as soon as possible.

  • Linen and Amenities Service: Our cleaning company provides bed linens, including sheets and bath towels. We also supply starter packs of laundry packets, dishwasher detergents, kitchen towels, hotel-grade soaps and shampoos.

  • Property Inspection: After every guest's stay and subsequent cleaning, a professional inspection is conducted. This ensures the protection of the owners property and helps prevent potential losses.

  • Guest Assistance Fees: Owners are not billed for minor guest assistance tasks like calling locksmiths, providing extra pillows or blankets, or unclogging drains. We charge every guest a non-refundable damage fee that covers up to $1000 in unintentional damages. We always strive to maintain transparency in our operations, ensuring property owners are well-informed and their assets are well-maintained.

Our approach to homeowner communication is comprehensive and tailored to ensure transparency and engagement. We use various methods to keep homeowners well-informed, and we provide several types of reports to support their understanding of their property and investments:

  • Monthly Newsletters: We regularly send out newsletters to homeowners, providing them with updates on industry trends, market insights, and property-related news. These newsletters serve as a valuable source of information for homeowners to stay connected with the BEACHBALL Team.

  • Market Update Zoom Calls: Hosting quarterly market update Zoom calls is another way we connect with homeowners. These interactive sessions allow us to discuss current market conditions, property performance, and address any questions or concerns directly. It is a great opportunity for homeowners to have real-time conversations with our team.

  • Phone Calls and Emails: We maintain open lines of communication through phone calls and emails. Our team is readily available to answer questions, provide updates on property management, and address any urgent matters promptly. We understand the importance of timely responses to homeowners needs.

  • Owner Portal: Our secure online owner portal is a central hub for homeowners to access a wealth of property-related information. From financial statements to guest reviews and the ability to make reservations for themselves, the portal provides real-time access to critical documents and data.   • Market Reports: We compile and share comprehensive market reports with homeowners, offering deep insights into local market dynamics. How Do You Handle Damages?

We charge each guest a non-refundable damage fee to cover unintentional damages, up to $1,000. This has proved to be an efficient way to handle damages and still preserve good reviews for the property. This allows us to better protect our owners and their properties.

What is Your Revenue Management and Pricing Strategy?

We have a dedicated Revenue Management Team in addition to using Dynamic Pricing software. Every day our team reviews rates for each property to make sure that we are in that "sweet spot" of highest daily rate possible for our property owner that is still attractive enough to book from the guest side of the transaction.

How Do You Support Our Local Community?

Being involved and giving back to our community is central to our family and our company. We firmly believe that supporting the area we service can only make it better for our owners, our guests, and our employees.

Hunter served on the Board of Directors for the Coastal Alabama Business Chamber and serves on the Alabama Cabinet of Real Estate (ACRE). He is a member of the Orange Beach High School Business Council where he mentors high school students regarding entrepreneurship. He is also a member of the Gulf Shores Kiwanis Club, the premier service organization in our area since 1985. Additionally, he is a member of two Mardi Gras Organizations – The Mystics of Time and the Mystics of Pleasure – who support various community causes year long.

Ginger currently serves as the President of the Pleasure Island Junior Women’s Club whose philanthropic mission is to clothe local children in need. She also serves on the Dean’s Leadership Board for the University of Alabama College of Arts and Sciences where she sits on the Junior Scholarship Committee. Ginger sits on the Small Business Council for the Coastal Alabama Business Chamber and is an advisory board member for The 100 Collection.

Ginger and Hunter served as the 2023 Chairs for Baldwin Art for Heart, a charity event held in Orange Beach that raised over $310,000 to support the mission of the American Heart Association.
